Fuelled by wealthy Thai buyers, expatriate professionals, and an influx of international investors—particularly from Greater China, Singapore, and the Middle East—developments along Wireless Road, the Chao Phraya riverfront, and prime Sukhumvit locations are setting price records that would have seemed improbable five years ago. The Prime Corridor

Bangkok’s ultra-luxury segment is concentrated in three corridors. Wireless Road and Ploenchit—home to embassies, luxury hotels, and now Aman Nai Lert—command the highest per-square-metre prices, reflecting their diplomatic prestige and proximity to the BTS Ploenchit station. The Chao Phraya riverfront, anchored by developments near ICONSIAM and the Four Seasons, offers a lifestyle proposition that combines water views with cultural heritage. And Sukhumvit’s prime stretch—from Nana through Phrom Phong to Thong Lor—delivers the deepest market with the widest range of price points, nightlife, dining, and international schools.

What Foreign Buyers Can Own

Foreign nationals can purchase condominium units freehold in their own name, provided the foreign ownership quota (49% of total project space) is not exceeded. Funds must be transferred into Thailand in foreign currency and converted by a Thai bank to obtain the required Foreign Exchange Transaction Form (FETF). This is the most legally secure form of property ownership available to foreigners in Thailand.

Bangkok’s rental market benefits from a large and growing expatriate community, international schools, and corporate relocations. Gross rental yields for ultra-luxury condominiums typically range from 3–5%, with prime Sukhumvit one-bedroom units in the ฿10–20 million range often achieving the highest yields. The Chao Phraya corridor offers lifestyle appeal but historically lower yields due to higher purchase prices and a smaller rental tenant pool.
