The Residences at InterContinental Phuket Resort is a new branded-residence project planned beside the InterContinental resort in Kamala. The official project information describes 111 units across two seven-storey residential buildings, with a separate three-storey facilities building on a site of about 3 rai, 1 ngan and 40 square wah.

The brand connection and resort setting are easy to understand. The harder work is establishing exactly what a buyer owns, which services are included, how fees can change and whether a chosen unit fits Thailand’s legal route for a foreign purchaser. This checklist focuses on those questions rather than predicting returns.

Compare the unit types

Officially published layouts range from one-bedroom units of roughly 59 to 68 sqm and one-bedroom corner units of about 58 to 76 sqm. Two-bedroom categories span approximately 100 to 134 sqm, with separate corner, plus and private-pool variants. Three-bedroom units are listed around 203 to 215 sqm, while larger formats include a four-bedroom junior penthouse of about 201 sqm and a five-bedroom penthouse of about 425 sqm.

A category range is not a substitute for a specific plan. Request the numbered unit layout, net saleable area, balcony area, ceiling height, view direction, lift proximity and mechanical shafts. Visit the exact floor if construction progress permits, or ask for a sightline diagram rather than relying only on an elevated marketing render.

Verify the legal structure

Ask an independent Thai property lawyer to review the land title, permits, environmental approvals, condominium registration plan, sale agreement and developer’s authority to sell. The project’s marketing name does not itself prove that a unit can be registered as foreign freehold.

Foreign buyers should obtain written confirmation of the condominium foreign-ownership quota for the chosen unit and the evidence required for funds remitted from overseas. Do not transfer a reservation or contract payment on the assumption that quota will be available later. If the offered structure is leasehold, company ownership or another arrangement, obtain specific legal and tax advice before proceeding.

Calculate recurring costs

The official project page lists a common-area fee of THB 120 per sqm and a sinking-fund contribution of THB 800 per sqm. Confirm whether each figure is monthly, annual or one-time, which area is used for the calculation, when payment begins and what process allows future increases.

Then add property insurance, utilities, cleaning, maintenance inside the unit, furniture replacement, local taxes and any management or rental-program charges. A large pool residence can carry materially higher upkeep than a compact one-bedroom even before service fees are considered.

Define the brand promise

IHG and Proud Real Estate describe a connection to InterContinental Phuket Resort and access to branded services. Buyers should request the hotel-services agreement, residence-management agreement and brand-licence terms. Identify which benefits are contractual, which are charged per use, and what happens if the hotel operator or brand changes.

Services such as housekeeping, in-residence dining, concierge support or resort access may be subject to fees, availability and operating rules. Marketing phrases like “hotel-style living” should be converted into a written schedule of service levels and prices.

Inspect the facilities plan

Published facilities include a lap pool with hydrotherapy features, a children’s pool, a Technogym-equipped fitness area and rooftop space for meditation or yoga. Ask who can use each facility, the operating hours, guest limits, accessibility arrangements and whether any part is shared with hotel guests or the public.

For private-pool units, examine waterproofing responsibilities, pump access, noise, humidity and maintenance costs. For higher floors, assess wind, afternoon heat and glazing. For lower floors, check privacy, landscaping growth and drainage during heavy rain.

Model personal use

Kamala suits buyers who value a west-coast beach location and resort environment. It is less convenient for someone commuting daily to Phuket Town or the airport. Drive the route at the time you expect to travel, and visit in both dry and wet conditions if possible.

If the purchase is for holidays, calculate how many nights you will actually use. If it is for residence, examine groceries, healthcare, schools, noise and seasonal traffic. A beautiful shared pool does not resolve a poor fit with daily life.

Treat rentals carefully

Do not assume that every unit can be rented nightly or placed automatically into a hotel programme. Request the exact rental-management agreement, revenue split, owner-use limits, furnishing standards, operating costs and termination clauses. Confirm compliance with condominium rules, hotel licensing and Thai law through independent advisers.

Projected yields are scenarios, not guarantees. Test lower occupancy, lower nightly rates, higher fees and periods when the unit is unavailable for maintenance. Compare the result with a no-rental case so the purchase still makes sense if income disappoints.
