ONE HOME PER PERSON PLUS: GHB housing finance outline
The programme is a mortgage, so total affordability comes first.

Thailand’s Government Housing Bank opened the One Home per Person PLUS programme for eligible Thai borrowers seeking a home priced at no more than THB3 million. Applications are listed from 15 October 2026 through 30 December 2030, or until the programme budget is fully used. The maximum loan is generally THB3 million per borrower and collateral.

This is a long-term debt decision, not a grant. The introductory interest schedule changes over time, and approval depends on income, credit, documents, valuation and bank criteria. Foreign buyers should note that the scheme is described for Thai applicants; an international couple or mixed-nationality household needs direct advice on ownership, borrower and guarantor eligibility before assuming access.

Check Eligibility First

Start with nationality, income type, property value, ownership status and the intended loan purpose. GHB describes the programme for Thai people seeking housing within the price ceiling. A branch should confirm whether first-home status, existing property, welfare arrangements or a refinance case changes eligibility.

Do not pay a reservation fee to a seller based only on an advertisement for this loan. Ask the bank for an indicative assessment and make any purchase contract subject to financing where legally and commercially possible.

READ THE RATE PATH: Introductory years are not the whole loan
Ask for a full repayment illustration before deciding.

Understand the Rate Path

For the general-income group, the bank lists 2.60% for years one and two, 3.40% in year three and 4.00% in years four and five before later floating-rate formulas. A relaxed-criteria group starts slightly higher. The applicable track needs confirmation for the individual borrower.

A low initial rate does not describe the full 20, 30 or 40-year cost. Ask for a repayment illustration showing the instalment after each rate step and at a meaningfully higher future rate. Compare effective cost, fees and insurance rather than only the first monthly payment.

Choose a Sensible Term

The available term runs from three to forty years, with the borrower age plus term generally capped at seventy, or seventy-five for certain qualifying professions. A longer term lowers the required monthly instalment but usually increases total interest.

Build a household budget that includes common fees, repairs, property tax, utilities, transport and emergency savings. If the instalment works only while every month is perfect, the property is too expensive for the current plan.

START OFFICIAL: Protect personal documents
A seller or broker cannot guarantee approval.

Register and Prepare

The official process uses GHB ALL GEN or the GHB Buddy channel to obtain a code before branch contact. Prepare identity, income, bank statements, employment or business evidence and property documents as requested. The exact list differs by borrower type and loan purpose.

Submit accurate records and explain irregular income rather than trying to hide it. A broker or seller cannot guarantee approval. Keep copies of every form, quotation and valuation instruction, and verify bank communication through official channels before sending personal documents.

Protect the Decision

Arrange an independent legal and physical review of the property. Loan approval does not prove clean title, sound construction, fair price or suitability. Check the land title, seller authority, encumbrances, building permits, defects and contract remedies before completion.

Ask about early repayment, refinancing, mandatory insurance, valuation fees and the consequences of late payment. Borrow only after comparing at least one alternative and understanding what the instalment becomes when the promotional years end.

CHECK THE PROPERTY: Finance is not due diligence
Use independent legal and physical review.

Make It Work

The One Home per Person PLUS programme can widen access to lower-priced housing, but the borrower still carries a conventional mortgage obligation. The useful sequence is eligibility first, then repayment stress-testing, property due diligence and finally a documented application.

Use GHB’s official app, website or branch for live terms. Rates, MRR formulas, budget availability and document requirements can change over the programme’s long application window, so a 2026 summary should never replace a current loan offer.
